Buying a home in Singapore: budget, eligibility and next steps
A useful property search starts with your budget, eligibility and household needs—not the biggest loan or the most persuasive listing. This guide distinguishes HDB resale preparation from general home-buying planning.
Define the home you need
List your intended use, household members, preferred locations, accessibility needs and realistic moving date. Separate requirements from preferences. If you are selling an existing home, work through the sale and purchase timelines together. A budget band on a property enquiry form is only a starting point; it does not establish financing approval or eligibility.
Check the official HDB process early
For an HDB resale purchase, HDB says to obtain a valid HDB Flat Eligibility letter before entering into an Option to Purchase. Your financing route also matters. HDB sets out requirements concerning an HDB housing loan or a financial institution's Letter of Offer. Read the current HDB process and your own eligibility outcome before paying or signing. A general website cannot approve your application.
Build an all-in budget
Allow for more than the advertised purchase price. Identify the down payment, applicable stamp duties, legal and valuation costs, agreed agent fees if any, renovation, moving expenses and an ongoing cash buffer. The amounts and payment methods depend on your transaction and circumstances. Obtain current official or professional figures; do not apply a single down-payment percentage to every loan and property.
Stress-test repayments rather than predicting rates
Use our mortgage calculator with an interest rate and tenure you choose, then try a higher rate or shorter tenure. It calculates a standard amortising-loan illustration. It does not show a live bank offer, determine borrowing limits, include all fees or promise approval. A lender's formal assessment and fact sheet are the relevant documents for a loan decision.
Compare properties using consistent criteria
Record the features, costs and trade-offs of each shortlisted property using the same checklist. Check remaining lease, condition, recurring charges, location and transport rather than comparing only the headline price. Confirm information that materially affects the purchase with the appropriate official source or professional. Avoid making a commitment on the assumption that prices must rise.
Choose the next action that fits your stage
If you are still learning, continue with the financing guide and tools without sharing contact details. If you are ready to discuss a search, use the existing property-options enquiry route. Be clear about your purpose and budget, then ask the professional handling the enquiry about scope, fees and relevant checks. Do not treat a list of suggestions as a complete market comparison.
