Selling your home in Singapore: a practical planning guide
Plan the sale, the money you will actually have available, and your next housing step before committing to a timeline. This guide focuses on HDB resale planning; private-property transactions have different requirements.
Start with eligibility—not an asking price
HDB requires sellers to meet eligibility conditions. The minimum occupation period is not identical for every flat: purchase mode, classification and other circumstances matter. Check your own flat details and HDB's current eligibility guidance rather than assuming one general rule applies to you. Registering an Intent to Sell is part of HDB's selling process; it is not the same as receiving approval for a completed resale application.
Plan where you will live next
Write down whether you will buy another property, rent temporarily or move into an existing home. Map the sale, purchase, financing and moving dates together. Do not assume that a buyer will agree to let you stay after completion. HDB describes a temporary extension arrangement subject to conditions and the buyer's agreement; check the current process before relying on it.
Separate the selling price from available cash
A selling price is not the amount available for your next down payment. Obtain the outstanding housing-loan amount, the CPF refund information that applies to each owner, and written estimates of sale expenses. CPF explains that refunds can include the principal withdrawn and accrued interest, with additional rules depending on your circumstances. Use your official dashboard and professional completion figures—not a generic percentage.
Compare evidence, not just advertised prices
HDB's resale services provide information on nearby completed transactions. When considering a comparison, note the location, size, storey, remaining lease and transaction date. An asking price is not evidence that a buyer has paid that amount. Our enquiry form is a request for a discussion; it does not produce a formal valuation or guarantee a selling price.
Prepare for an agent discussion
Bring your preferred timing, the reason for moving, property details and questions about the scope of service. Ask how the suggested price was derived, what marketing is included, what fees apply, and how the sale and next purchase would be coordinated. Do not send identity documents, Singpass credentials or detailed financial records through a general callback form.
Your next useful step
Use the sale-proceeds worksheet to organise figures you already have, then request a property discussion if you want follow-up. A worksheet cannot establish eligibility, calculate your legally required CPF refund or replace a completion statement. If your sale depends on a minimum cash amount, resolve that uncertainty before committing to another purchase.
